Has anyone had any experience with Silver Creek Homes of Henrietta, Tx.?
I am considering purchasing one of their homes and was wondering if anyone had opinions.

My husband and I were wondering the same thing. I have been dealing with them over the last few weeks, and all APPEARS to be good, however I have the same question.

I bought a Silver Creek last year after Charley came through and took my log cabin. I could not get a builder for about two years out, so I went this route. If you are dealing with Silver Creek directly, you will probably be okay as long as you are aware of where their responsibility begins and ends. If you are working with a sales agent of their's (as I did of course living in Florida) be very, very, very careful. I am about nine months into having the home set and it is still not complete, has ended up costing me money over and above and doesn't look real promising for completion without me adding more money to the till. Again, this is no reflection on Silver Creek's product. The product is fine (still miss my log cabin though). Be there when they detail your house - crews are subcontracted for this and some care and some don't. Ask about the carpet when you see all of the "ripples" - it needs to be stretched and retacked by a professional carpet layer. Check all of your plumbing - I had more than one broken pipe from the stress of the move. I don't know what you are thinking in the way of skirting but I have been waiting for months for the horizontal skirting as I thought on the many homes I had seen it on, it had given it a very "finished" look. Still don't have it and now my agent claims Silver Creek "won't" send it to them. Count screens - I was missing two and have still yet to get them. Keep a list. Make sure they keep their 30 day walk through appointment, that's the only way these things will get cleared up. Mine came at 6 months and by then the little problems had created big problems (particularly plumbing). Would I do this again - no! But it has nothing do with Silver Creek itself - just be very careful. They'll promise you everything - just get it in writing.

Diane...I hope you read Judi's post carefully....Judi is in Florida NOT Texas...I doubt here home came from Texas...If it did she would have shopped one of the many fine manufactures in Florida.....
It is impossible for a plant to service a home over 1500 miles away...Most important even if Judi is not happy...She has made it clear Silver Creek is NOT responsible...She reiterates that you must be careful about the dealer you buy from....The most basic homes will be fine with a good dealer but the elite home will be a night mare with a poor dealer...Shop dealers as much or MORE than you shop for floor plan or manufacturer.....
I checked Silver Creek web site and they do NOT list dealers in Florida..They seem to have only1 plant...From the web site..
"Our independent dealers are located in the states of Arkansas, Colorado, Kansas, Louisiana, Oklahoma, New Mexico, and Texas"
If this lady actually has a Silver Creek she bought it from a dealer over 1000 miles away...Again..there is NO WAY a dealer can service his work at this distance...
I would venture to guess that Judi does NOT have a Silver Creek Home...Maybe someone else's house with a similar model name...If you are confident in the dealer..you might want o continue to consider them...

Also, with an independent dealer, the prices are much higher than what Silver Creek out of Henrietta, TX advertises. It's a shame that one can't find a reasonably priced manufactured home. Everyone wants to blame it on Katrina, but I'm not so sure if that isn't just politics. The government is providing those homes at a premium price.

I see NO pricing on the company web page...If you got quotes in Hennieta, TX at a store by this name...It is right at the plant...other dealers will have to cost the freight from the plant to your location..A big model over 300 miles could easily be as much as $5000..
Prices of homes as other products have risen in the last 6 months a lot because of Katrina...FEMA it self has bought over 80,000 homes of different sorts..plus many more were destroyed..The rebuilding process will last for at least 5 years..During this time..building suplies are being sucked by the truck or train load into the area..causing severe shortages in most other areas of the country...Shortages creat price increases...Insulation..wood..dyrwall and many other necessary building materials are having shortages now...Being a victum this way is far better than walking around in rancid water up to your chest as many had to there...Prices of homes have been increasing at about 1% per months since September...Of course this means wait 6 months and pay much more then..If rates also go up payments can rise about 50% easily in the next 12 months...
The point is..get your house while the getting is still possible...Good Luck....Remember check out the dealer well..

It sounds like judi has got dealer problems. Just like buying a car a dealer can make or break any model. I just ordered a model 2852 Silver Creek from a dealer in Arkansas. You can do a lot of customizing with this manufacturer. The home is scheduled to be delivered in about 5 wks. so I will know more then.

Diane, my home got to dealers lot 2 days ago. I looked it over today and it looks great. It will be setup next week and will know more at that time.
