sales commission

my son is going to try and sell his mothers mobile/manufactured home in palmdale, california .... he informed me last night that the realtor wants 10-12 percent commission on the sales ----- what happened? 16 years ago when i helped my mother buy her home in the same park, i am absolutely positive there was only a 6 percent commission paid, thought its affect on her was minor ---- in talking to an agent today, i was informed because mobile homes were not selling in the high ranges of build homes that agents needed to get more of a commission - this just sounds like greed to me - how much more work is it to sell a mobile home then any other -- and whats this about a six or 12 month contract with the agent --- i am under the impression real estate still works in 30-60-90 days or shorter? anyone got some thoughts - thanks
