Used(damaged) home value.

I have found a 1999 Horton 28x68 repo to bid on. It has been vandalized. There are holes in the walls, broken windows, no refridgerator, no heating or cooling unit. The home looks great as far as the roof, siding and doors. I do not know how much to bid, or where I can find like blue book values on manufactured homes?

check with the dealers in your area, most of them keep a N.A.D.A. appraisal guide on hand, they can look up the home for you. Also take into consideration the cost of moving and setting up the home (if it has to be moved) as well as the repairs when submitting your bid.

Realize that the listed price on the repo is NOT the final price. I bought one from a finance company and paid alot less than they wanted. Be aware of past costs though, like back lot rent, garbage, water, real estate taxes. The park often won't let you take the home unless those are paid too, usually by you unless you arrange with the bank. Also get a written agreement from the park that you left the home site in satisfactory condition if you are moving it. You may need it, I did.

I have had a simular experience in purchasing a 1999 Horton MIrage 24 x60 zone 2. The home's structure was in excellent shape but it needed a good bit of repairs done to it before I could live in it. I bought it as a repo for 27,200.00 and the moving cost me 2,500.00 ( the dealer gave me a price break) Normally the move would have costed approx. 4,000.00. I contacted my moble home owners insurance company before moving it ( it replaces my hurricane storm damaged home of 23 years) and they told me in the condition it was in, it was valued ( blue book) at 38,000.00. These figures are just to give you a ball park. When you do decide to puchase the home, be sure and tell your insurance company how much you paid and the amount of repairs you will be performing on the house. It makes a difference in calculating the value of your home in case of loss. It also brings the resale value up on your home too. Good Luck!
