I have had 4 mobiles and I really like the life style. I am a senior and I am looking to move to AZ and have been looking on line. It appears that the AZ market is pricing itself out of the affordable home mkt. Not in the cost of the homes as much as the cost of lot rent !Most of the ones I have found start about $400.00 per month and go up from there. Since you can still purchase affordable housing in AZ this is beginning to look less and less attractive. With the cost of the lot rent it would be more attractive to buy a pation home or condo. Anyone have a answer?

Not sure where you are looking, but there are some areas in the North to Northeast that are considerably less than this. The climate is great from April thru Oct, but it is a little cooler during the other months.

I think that Dee was clear on where they are looking to locate the home. What is at issue are the rising costs of lot rent west of the Mississippi. Much of the West Coast market is particularly insane.
Lot rents typically start at $700 per month (and that is at the most undesirable parks) to $1100 per month for anywhere you'd really like to live. Only rent stabilized parks are in the neighborhood of $400 - $550 per month these days. Parks reps in the San Francisco Bay Area don't even flinch when they tell you that the space rent is $975. They figure that they're offering you some kind of deal!
The *good* thing is that the RE market is tanking and prices are coming down for traditional real estate. Even in good ole stable high priced San Francisco, homes are staying on the market longer and inventory is high. This will force the MH market to compete for business.
What has been thoroughly disappointing in the Bay Area MH market is that a couple of retail sellers have the MH market on "lock down". They over-charge for the homes and as a practice, don't make pricing models readily available unless you demand to see them (and even THEN, they bring out the manager who is incensed that you had the effrontery to ask for such a thing, LOL).
