Older home quality

Post by Mike » Sun Nov 20, 2005 10:32 am

I have been looking at buying my first mobile home. I am looking at double wides and have been limiting myself to newer homes made in the last 5-10 years. In my price range this leaves very few options.

Yesterday a salesman finally convinced me to take a look at a 1981 Holly Park (that was actually about 5,000 more than I want to spend) and I must say that it was the most solid feeling, house like mobile home I have yet looked at.

I am wondering if there is any reason I should not look at older homes now. I thought quality would be a big difference, that an older one would be very run down and in need of more work than a newer one but that doesn't seem to be the case judging by what I saw yesterday.

Any advice?

Mike,

I invest in mobile homes and have good success with the older mobiles. I think the year is irrelevant. Some will say that pre-hud homes (before 77') you should not touch. I say otherwise. If the home is solid, taken care of, and most importantly you feel comfortable buying it..........then that's what matters. Maybe you should start with an older one and then buy a bigger one and then a bigger one, etc. etc. Another question is........why a mobile? With so many homes on the market across the US you should be able to find a flexible buyer out there. Just throwing ideas at ya.
