What are my rights?

I have a question about purchasing my lot, the mobile home park says we will still have to abide by their rules, even if we own our lot and home! Is this true, or do I have more rights if I own everything instead of renting the lot, I'm thinking of buying it and then renting it out.

You will have property rights...but there will be a homeowners association with rules..just like townhouses have..you will be a member and could run for office...Most homeowner associations have rules to keep the value of the property high.....Get specific information from a real estate attorney in your state..Take your home owner associations constitution to him to read and explain....You can keep the cost down by getting some of you neighbors to help pay and get this explanation for themselves......In some states homeowner associations are very powerful and intrusive....Most states have some sort of laws governing their powers....You attorney will be able to tell you about your states rules...

Many (ROP-resident owned parks) are set-up very much like condos.
You own your space and a percentage of the common area.
Become a part of the community and HOA. Run for a postion on the board or become a member of a committee. Together the owners can keep the
park in great shape, with low HOA fees and resale values in pace with the community. As an owner you vote on on any fee increases. If you
live in a rental park the owner can increase fees at will. We live in
an ROP with HOA fees of $176 per month. An ajoining rental park
was bought by an east coast land management company that raised the
rent from $500 to $1200 per month. The renters have no say or choice.
Do read and fully understand the CC&Rs before buying. Most communities
including stick home communities have rules regarding painting, plants,
vehicle storage etc.
