another 1994 Chandeleur home question

Help! I am trying to determine what I should pay for a 16 x 80 1994 Chandeleur in excellent condition - new gas tappan range, new hot water heater, new carpet, freshly painted, very large treated-wood deck. Home is located on the waterfront on a leased lot, well maintained. Lot is located on Lay Lake (Coosa River Basin) in Alabama, near Birmingham. Thanks - quick responses will be most appreciated!!!!!

It should not be too hard to do your own comparables. No one can give you a price without knowing the location, whether you own or rent (and what that rent is!), and a thorough inspection.
