I am have trble finding an "interim lender" for purchase
of land and manufact home and property improv . Is there
any out there that covers the 50 states that will work with original lender
who is using the rural program? Any info would be great......

Any dealer worth his aslt ahould have info for you....Ask your loan originator if they have any relasionship with Yorktown mortgage..they are national and specialize in construction loans...

They are a bit pricey..but they will do the job...check them out here....

Well, i called yorktown funding and they are not licensed
in Massachusetts. Any other suggestions, i would like to get
this settled first before i see any dealers.

You are better off to pursue a Lender that provides both the Construction (interim) loan as well as the Permanent loan. By using one lender you reduce your fees and overall cost of the loan as well as assuring yourself that there will only be one underwriting of your loan not two or more by different companies.
