Mobile Home Certificate of Title

I have just sold my mobile home and have the Certificate of Title. Do I just sign it over to the new owner, or do i need to send it into the State of New York? I have read the back of the title but it is rather confusing. Please advise.

Christine, I can give you some general clues but nothing specific to your state. Mobile home sales are simple but you do have to do a little work. Sales of these homes are generally treated like a motor vehicle. You sign the back (in the presence of a notary public, they notarize it, and you simply turn it over to the new owners with a statement of sale. (I suppose you just write one out and sign it). They must take it to the title office and have a new title made up in their name. Some states dont require a transfer of title at all if it is attached to a piece of property being sold. but if you have one why not. Also the county tax office must be notified that you have sold it or they will assume you still own it. Some states require transfer of title within 15 days. No sales tax is required on resales of m/h's. I suggest you call your local motor vehicle title office for proper instructions. I believe what you were reading about on the back of the title about sending it in to the state is used for detitling a mobile home. Used for different reasons, but mainly because the title is no longer required usually because the m/h has been destroyed and will no longer be used. hope this was helpful.
