I went and looked at some Palm Harbor units. VERY nice... If I end up just going with land and a new unit that's the way I'm leaning.

What kind of weights can the floors support? No matter what I end up with it will be on a stem wall. Will something like a pool table cause any issues?

Khris, the floors are built to support 40 psf, plus the live load.

All PH are built with 16 inch center floor joists...Some will offer 3/4" plywood decking...Strongest out there...Go for it...
