New home is set ... *PHOTO* is this normal ???

Post by Dave C. » Mon May 02, 2005 10:19 pm

Our home was set this past Sat. and we are doing the tape and texture work ourselves. My concern is the two pieces do not mate up perfectly. As you can see in the photo (copy and paste link) http://spectrum-photo.com/mate.jpg , there is quite a big gap between them. It is off from left to right and front to back. There is a gap of nearly 3/4 in some places where the marriage lines meet. Is this normal, or should I insist they somehow fix it. It is going to take an aweful lot of mud to fill these gaps.
Thanks in advance,
Dave

Homes will have a gap..that should be full air tight...

Does sound like you might need to hire a finish pro..They would not fill with mud..they would add a piece of sheet rock and shim from behind....Have you asked your dealer hisa oppinion???

That is NOT NORMAL.

The set crew needs to come back and line the home up!
Mine was like that as well when they left. They had to send the set crew (from the factory) back down to line the home up, and indicated that they should not have even left with the home like that.

You need to stop what you are doing and call the dealer now!

Oh, I should have said.. that gap *between* the homes in normal, the entire area should have had a big foam 'gasket' on it to seal the opening.

But, the walls being offset is not normal and needs to be corrected, it probably lines up at the bottom and gets worse as it goes towards the ceiling..

Hi,
The gap in between the two didn't concern me as much as the left to right gap being off. If they do come back and re-set it, won't the floors then be off, as they are dead on perfect right now. It looks like if they raised the back left half, it would fix the gap, but it would then make the floors no longer flush??
And yes, the walls at the bottom are good, but it gets worse as you go up the wall, with the mate near the ceiling being the worse. I realize that I will have to shim the back of the drywall a bit to get it closer to flush.
....
Thanks for the quick responses !
Dave

No, you will NOT have to shim the drywall, once the home has been properly set and aligned. They need to push the top of the home over so that the top edge is the same as the bottom edge. You should stop your tape and texture work, as it will likely crack when the move the home to align it.

This home has been been set properly, do NOT accept it as is!

differences between manufactured and modular

Post by dls » Wed May 04, 2005 8:20 am

I have a dealer trying to sell me a Dutch Manufactured Home and he says it is not a Mobile home but a modular. What is truly the difference? It looks like a mobile home.

A modular is built to local building codes, not HUD codes. If it is a modular, it won't have a HUD sticker, it will have a sticker for the agency that regulates manufactured buildings in your state.

you can also check to see if you have a state housing and community affairs divison that deals with the set up and possible inspection of the home. You might also consider calling the manufacture and forwarding the picture and your concerns.
