Interest rate/down pymnt ?

Hi!
My husband and I are considering looking at a singlewide mobile home on a rock foundation (rock piers and skirting) on 5 acres. It is a 1998. The property includes a detached 2 car garage with workshop.
What can we expect as far as down payment and interest rates? We are assuming at least 10% down but could it be higher? Also, would this property possibly be difficult to finance?
