I am not sure what a 90+ furnace is. Could you please tell me why you would recommend it? Also I was told that the Novadecking was larger therefore it had less seams then the OSB. I was told in the wet areas of the home the Novadecking is waterproof. Could I have the rest of the areas waterproof or should I just upgrade and why?

Can't help you with the 90+ furnace but as far as the Novadecking goes avoid it and go with OSB.Tongue and groove OSB for manufactured housing comes in 4 by 20 ft (and longer)sheets so it also would have minimun seams.Nova decking is far from waterproof,it is water resistent for a short period of time and then will lose its strength.OSB is a much better choice and is the upgrade,go with it instead.

90+ furnace means 90% or greater efficiency. It uses less gas than the standard furnace.
Also when you do the 5/12 roof on the house your are interested in the furnace is above the hinge line of the roof. HUD doesn't allow elbows in the flue pipe of a standard furnace so the flue pipe is installed on site. To do this you have to pay what is called an alternate construction charge for a HUD inspector to come out to the site and inspect the flue. HUD allows elbows in the high efficiency flue (it is a piece of ABS pipe instead of a metal chimney.) So the alternate construction charge isn't needed.
The upgrade furnace costs less than the alternate construction charge and will cost you less to operate than the standard furnace.
The osb than four seasons uses is full width just like the novadeck, so you still have reduced floor seams.
The watersealer only helps the top side of the floor (the side it is applied to) and still does not equal the performance of osb. Most particleboard failures are caused by condensation under the home or unrepaired plumbing leaks. Both of these happen under the floor deck where the waterseal does nothing at all.

I simply don't understand why mobile home lots try to push Novadecking on it's customers! This is why the mobile home industry is still called "the trailer business"! Novadeck is a way the mobile home industry can cut down on costs. I don't care what they say about waterproof, etc. It is simply a low cost floor that doesn't stand up to water OR moister cause it loses it's strengh. You could be replacing floors within 5-10years!! Please don't fall for those sales personnel that try to push this @!#$ on you!! Check under the carpet yourself to make sure! Novadeck or Crestdecking is just a form of flakeboard. ONLY BUY HOMES WITH OSB OR PLYWOOD FLOORS!!!!!
