We purchased a property that has a 1975 Royal Oaks MH on it (perhaps from KIT). My husband commented about how sturdy the floors felt - absolutely no give, unlike our stick built home. The walls are all dark paneling, the carpet needs replaced and the bathrooms need work. Basically, it is old! We purchased this for resale and are now concerned about the year of the home, since it was before HUD code changes. We have an opportunity to purchase a 2000 Redman for the same price as it would cost to fix up the old home. If we purchase a brand new MH, we have been told by a realtor that we won't be able to realize much of a gain when we do sell. The home is in Washington. I was wondering if anyone has an opinion on either MH brands? Any information on Royal Oaks? Would you stay away from Redman? I know Champion has a reputation of having lower-end homes. Should I hold out for another brand? Should we keep what we have?

I think the jump of 25 years is the important point. If the 2000 model needs nothing when you are done with the same investment as the 1975 model, that is the way to go. The 75 probably has a flat ceiling with a seven foot side wall, as opposed to the vaulted roof on the 2000 model. The ceiling is probably celotex as opposed to gypsum. A lot of changes have taken place in the last 25 years.
