My wife and I found a 1976 double wide Goldenwest model # 11979 for sale. It is already on land and we would not be moving the home. It was built in February of 1976, just months before the June of 1976 HUD regulations. We may have a leander that is willing to lend on this home and land. Can anyone tell us anything ether about this home or about the HUD regulation. Any safty issues, value of home, etc?

No matter what you build, there is a building code. The Manufactured Home Construction and Safety Standards, are just that. They are a federal preemptive code. This means that a state does not have the power to enforce any regulations that would not run concurrent with the wording of the federal code. It is lengthy, can be accessed at www.huduser.org. It provides a uniformity and receprocity, so that manufacturers located in one state, can ship their homes to other states, thus providing the consumer with the knowledge that the construction will be uniform and code compliant.
