Appraisal/Inspection

I'm thinking about buying a mobile home for the first time. Is it reasonable to have it appraised BEFORE actually putting money down on it or starting the process?

Absolutely, and the bank may even require it (mine did).

Another scenario.....The owner is asking $65,000 and I made an offer of $60,000 which he said he would accept. This was about 3 months ago. He has had no other offers but will give me "first right of refusual" if he gets another offer. Since the initial offer, I've decided (after looking around) that $60,000 is too high. Is it "ethical" to have the home appraised and make another offer based on the appraisal??

IT is done all the time...most sellers do not mind they know you need a favorable appraisal to arrange for their money which oof course is all they really care about..
