Ventilation

I have a 1979 chapion double wide manufactured home 2/12 pitch metal roof. I just had a new TPO roof installed. The roofing company also installed 4 attic vents where there were no intake or exhaling vents before. My attic was a sealed environment. I now have water condensating in my attic and causing moisture problems. What I want to know is do the HUD codes regulating construction and warranty which started in 1976 require my home to be ventilated, and if so could i be liable to fix the ventilation problem since the roof is not leaking. One more thing. I opened some holes in the ceiling to see if i could solve the water stains i was seeing form on my ceiling by blowing air with a fan into my attic from my house. Did I make the problem worse or better? One last thing. The ground around my house is always wet like a sponge because water drains down a hill toward my house. Could the wet ground be a contributing factor to the moisture in my attic if my crawl space is not vented? Thanks a lot for any help. -Kevin

Most of the older homes were designed with no vents in the roof. Is it possable that the roof is leaking ?

The moisture under the house does add to your moisture problem in the attic.
Directing conditioned air from the living space into the attic makes the problem much worse. Warm air carries much more moisture than cold air. When you direct warm, moist air into a cold space (the attic) the air cools to below the dew point and moisture is released in the form of condensation.
Most steel roofs have no vents from the manufactuerer.
My suggestions are:
Close the hole in the ceiling.
Install either a power attic vent or a whirlybird. You probably don't have any soffit vents, so with out forcing air into the attic the static vents won't work.
redirect the rain water away from the area under the home. This will probably mean some digging.
Install a vapor barrier(6mil plastic) on the ground under your home.
