Appreciation vs Depreciation

I am currently looking to buy a home or a double wide mobile home in Pennsylvania. I've previously owned a single wide on rented property and took a bath when I sold it, so I understand the pitfalls of buying on rented property.

My question is, if I buy a double wide along with the property it's on, can I expect it to appreciate in value over time assuming that property values in that area continue to increase? The area I'm considering has experienced tremendous growth and I would not be able to afford a house in this area.

I would appreciate any info or advice if anyone has any.

At least where I live in northwest Oregon (an area of modest appreciation) - manufactured homes seem to hold their value well - at least proportional to their cost. It's really the land that appreciates anyway.
