First Time Mfg. Home Owner w/Problems
I have 1996 repo single wide Belmont, 3bdrm, 2bth, 76' L x 16' W. This is my first time living in a trailer.
Moved in 2 months and I'm noticing problems; raining in back door, water spots on ceiling, seperation (gaps) of ceiling from wall, floor (thru out) unlevel. I can hear rain dripping inside walls and ceiling. Doesn't seem to be same place as water spots.
Roof was "cool seal" one day before rain. What is cool seal? How much is required to completely cover my roof?
I'd appreciate any advice for the first time owners of trailers.

Most 8 year old homes are sold as is...buyer beware...manufactured homes or not...
Cool Seal is a brand name of a roof sealant designed for metal roofs...A complete seal job would be painted on the whole roof (you would be able to see this)..and take about 10 gallons for this size home...
There is a service oriented blog (discussion board) here...you should start your questions there..The folks moderating that board are professional service persons..
Anyone buying this kind of home should be buying the repair guide offered in the bookstore here...Cheap investment for quality info..
The wall separation you mention could well be caused by the improper set up of the home...did you buy this home from a dealer???? They would be responsible for this part of the sale even for used homes...

Yes, I bought this from Clayton Homes located in Cottage Hills, IL.
I asked about the gaps in beginning and was told by sales person they'll come together once trailer was set up.
I truly believe I've been stuck with a lemon and there's nothing I can do about it!!!

Go to the top of this page...hit the link that reads "forum List"...Then go to the board titled..

My guess is that you have financed with Vanderbilt Mortgage...
First go to the manager of the store and express your concerns...Set up problems would still be considered warranty...even if the home is sold as is..
You state has a effective new state government agency in IL that regulates set up...Call them if the home seems not set right..
Most important..call Vanderbilt..talk to an account rep about this...they might well be able to get the dealers attention...
Even call the home office..or regional office of Clayton homes...Again..large dealers sell the homes as is...but they do not want the home back again..plus they will value your good will...This Clayton lot can fix these problems...
Be a burr in their side...this is your home...your credit..your investment...shake the Clayton tree..you will get some help..

Murray you are correct. Vanderbilt Mortgage did finance my MH @ 8.75%.
I have tried time and time again to resolve these issues with local Clayton Homes. Since Clayton Homes has made the sell they don't want to finish remodeling. Which was suppose to have been completed before I moved in.

This is my first time in a manufactured home. I have a 2005 Four Season, and I am having trouble getting the dealer to finish and make some repairs that I believe that the set up crew could and should have done better. The good thing is that I have not completely settled with the dealer till I am satisfied with the house. I can't seem to get anyone to move , and I don't have the deed to the house and I'm starting to get impatient . Would like finish my loan prosess. Starting to look for help to get matters moving faster. Thanks !
