I have a 1997 single wide with a galvanized metal roof. Does this need to be coated and if so with what and how often. It is a pitched roof and appears to be in great shape. Thanks

Typically, manufacturers want you to coat the roof every year. Just go to the lumber yard and get a couple of cans of galvanized roof coating.
If you don't small leaks might develop and by the time it shows on the inside, you will have had considerable damage inside the roof cavity.
Plus it will keep it from rusting!

The best thing to do with a mobile home roof is to have a roof over done with shingles or with metal panels.with a over hang to keep water from running down the window. With a lot of homes the underside of the roof actually swets. Giving you the false idea that the roof is leaking but in reality it is just sweating. as you say it looks in good shape. leave it alone until you can see some signs .I think coating it actualy makes it sweat more on the underside.

I have a medium size leak in my kitchen ceiling and I found at least 16 oz of water. The lead is due to the recent rainstorms here in Southern California. I have called a licensed/bonded roofer for manufactured homes.

My question is where can I get the galvanized roof coating (Home Depot?). I want too make sure I understand my own home and not just depend on a contractor because they could quote a price or work that I don't understand?

Fiberous aluminum roof coating, is available from any M/H supply, or Home Center. There are basically two products. The aluminum fiber, has been on the market for years, and will appear black/silver in color. The other product is a latex base, and will be white in color. If the coating does not bond because the roof is "too new" and has a rust preventive residue still in place, this can be rectified by washing the immediate area with vinegar. This will allow the coating to bond correctly.
