Manufacture date

What does "manufacture date" of a home mean? We are thinking of buying a modular home (on land) that stated it was a 2001, but when we looked at the state label, it said the manufacture date was 1996. The owner said he bought it new from the dealer.

The manufacture date is when the home was built. In Michigan that is the year that appears on the title, if the home is titled(for hud homes). Some states use model years like cars, but in Michigan the model year doesn't mean anything. The 2001 date may be when someone bought the home, but it is a 1996 home.

The date on the state data palte is the date the home finished production...There is no title for a modular home..so anything else would be nonsense..
It is very possible that the home was placed on the land in 2001....or the current buyer bought it in 2001..or the listing might have a misprint in it..
None of this matters..except to give you some idea of the wear of items...The county tax records will have the date of construction of the lot..this would be the date the home began to serve folks and wear out..
Like it..have a home inspector inspect it...buy it..

There are hundreds of on frame modular homes in Michigan that were titled as though they were manufactured homes.

The date of manufacture means the date the label was attached to the home at the factory.
It is likely, that the home was a display home and never sold to a purchaser until now.
