Selling Mobile home remotely

I am trying to sell a Mobile home in California, but I live in New Jersey. I have a prospective buyer with cash ready. Is there a way to perform this transaction long distance? Do I need a lawyer, a realtor or is there a way to do it on my own?
Also, I have lost the title and am waiting for the appropriate paperwork to be mailed to me to get a duplicate title and to transfer the title. Do you have any suggestions on how to expedite this process and handle it all long distance?
