I want to buy a mfd. home to use as a real estate office. I have spent oucntless hours modifying floorplans so they would work and have come up with a few I'm pretty happy with. Right now it is between two mfrs. and I'll be needing some info on how to choose between them. What factors are important and what questions should I be asking.?

Also I am also concerned with what ocncerns I may have in using a mfd. building for my purposes. What ADA requirements, etc. should I be aware of? I am in a small rural unincorporated area of the county and it is regulated by the State. Also there are cc7rs in place that say I can only have a NEW pre-fabricated or site built building. I believe a new mfd. home should fit the bill but would hate to stuck my symantecs. Any ideas, thoughts etc. would be appreciated.

All most every state has special rules for commercial uses of factory built units...

Almost all would require a commercial mocular structure..built to meet the state commercial codes...No manufactured (HUD) home would meet these requirements...

You should talk to those that issue the permits for guidance....Semantics ARE important to government folks..

You are right to question the ADA federal requirements...They are extensive..they regulate the width of doorways (generally 36 inches)..both intertior and exterior..Bath needs are are strictly regulated...door handles..entry ramps..the list goes on and on..any builder of commercial units would know all the rules...

There is one that many forget...there is a new ruling that since ladies take longer in the bathroom..to be fair..the feds now require 2 baths for ladies..and 1 for men in an 1800 office...OH WELL..

Rmurry is right, Manufactured Homes are "designed to be used as dwellings" this is right from the HUD code.
You use it for an office at your own risk.
