I'm looking into buying a manufactured home. The one I picked out is 32x76, four bedrooms (master bedroom is a master suite with adjoining retreat), three full baths, large kitchen, dining room, living room, family room and a laundry room. Construction is 16'' on center (walls, floor and roof), 2x6 exterior walls, 2x4 interior walls and 2x8 floors. It has a 5/12 roof pitch, cathedral ceilings and dry wall throughout. The kitchen is all oak cabinets, large center island with stainless steel appliances. The total cost for just the house is $88,594.

I plan on putting it on land I have already purchased and want to build a basement so the total cost will be more but is this a good deal for just the house?

This is all I can say, so you can be the judge... and it depends on the brand name....and the type of flooring over the 2x8, but,

We have a 2002 Marlette w/2x6 walls, 2x8 floors, every upgrade imaginable, oak cabs, garden tub, top line carpet, orgami ceiling, hardiboard siding, all optionals...closets, cabinets in laundry, laundry tub, 32x80, upgraded appliances, micro hood, outside heat pump ceiling fans and we paid about $87800 in 2002.

It has 3/4'' T&G OSB flooring and 5/8'' OSB roof. I didn't upgrade too many things. I changed the roof pitch and added dry wall instead of vinyl covered gypsum which were the two most expensive upgrades. I changed out the standard appliances for stainless steel, replaced a window with a sliding glass door, added a french door to the master bath, added a few eyeball lights, upgraded the island and upgraded the carpet. It's a Commodore home. I shopped around at most of the local dealers such as Champion and Clayton but I thought Commodore seemed to have better quality homes. Plus they charged more for some of the upgrades.

But it seems like my options for a manufacturer are a little limited in my area. I did some browsing on this site and found Palm Harbor and Southern Energy. Neither one of those sell in my region.
