older double wide values

We have looked at a 1680 sq. ft. Oak Creek, 1988 model;3/2 w/ FP. It seems to be in good shape with new carpet, added porches/double carport. We are looking for a home to occupy for approx. 20+ years. I have serious doubts about buying a home that is already 16 years old, despite the excellent condition. The asking price, inc. the small lot in a so-so neighborhood, is $45,000. I would like any input to help us make a decision.
