Mobile home problems

I purchased a 1999 mobile home that was owned by another party. I have only owed it for 2 months as of September 1st.. I have a question when I bought the place I only received a slip that said paid for. Anyway there was nothing stating that there was a problem with the place. Today after returning from church I realized that the air conditioning was not working but had been work before I left.
I went to check it and noticed that it had tripped the button outside. I reset it and then came in and tried it again and heard a loud pop and quickly turned it off. It is a central unit. For 2 months of being here I noticed that the a/c never shut itself off and even my neighbors noticed it as well and said it is not normal. Along with this I found that there are water spots on the ceiling of mobile home. I also took note that there is a very large crack from the kitchen to the laundry room width wise of the trailer which the trailer is 14x80. After looking at this I see that it looked like a cover up of the crack. Now my question is can I do anything about this? Is there a law that protects me as the new owner to hold anyone responsible for the problem? I purchased the home from Reybold homes and thought that I should have received something that shows what has been don't to the place or roof of home but only received a single piece of paper. Now they still have my title to the place and feel that They or someone should take care of this problem. I paid for it out right no money is owed to them only for the taxes of home. What can I do and how can I handle this. Please help me!
