I purchased a 1999 mobile home that was owned by another party. I have only owed it for 2 months as of September 1st.. I have a question when I bought the place I only received a slip that said paid for. Anyway there was nothing stating that there was a problem with the place. Today after returning from church I realized that the air conditioning was not working but had been work before I left.
I went to check it and noticed that it had tripped the button outside. I reset it and then came in and tried it again and heard a loud pop and quickly turned it off. It is a central unit. For 2 months of being here I noticed that the a/c never shut itself off and even my neighbors noticed it as well and said it is not normal. Along with this I found that there are water spots on the ceiling of mobile home. I also took note that there is a very large crack from the kitchen to the laundry room width wise of the trailer which the trailer is 14x80. After looking at this I see that it looked like a cover up of the crack. Now my question is can I do anything about this? Is there a law that protects me as the new owner to hold anyone responsible for the problem? I purchased the home from Reybold homes and thought that I should have received something that shows what has been don't to the place or roof of home but only received a single piece of paper. Now they still have my title to the place and feel that They or someone should take care of this problem. I paid for it out right no money is owed to them only for the taxes of home. What can I do and how can I handle this. Please help me!

As they was a used home it was more then likely sold as is.If you paid cash for the home you ,not the dealer should have the title or at least proof that it is in the process of being transfered to your name.Check on that when you call the dealer and find out if they offered any kind of warranty on the home.(which unfortunely I'm sure they didn't)New homes have warrantys,used usually don't.

There probably is a law in your state that covers the responsibility in this kind of transaction....but...you might not like the answer...most often the buyer is responsible to make sure the product is to a standard they expect..the seller would only be responsible for any problems they caused after you look at the home..or any lies they might have told you...most used homes are sold as is..
