Just about ready

O.k, we are close to a sales agreement. I really need some advice and making sure we are going to be getting a good home.

We decided to go with the Clayton Cambridge Norris.
It is a 28 x 80

Priced with a 6/12 roof, 1/2 " sheet rock through out the entire house, 2 x 6 exterior walls, upgraded insulation, oak cabinets, and many other quality features it was just a little out of our price range.

We really like the Norris, so in order to get it back down to the price range we can most likely afford we opted to go with a 3/12 roof and only have the 1/2" sheet rock in the living room, dining, and den. The rest of the house will have the panel.
The roof will still be able to handle a heavy load and I was ensured that we are getting excellent quality.

But since I see that some good advice and tips are brought up in here I thought I would just run this past you all and see what you have to say.

We are still getting the 2x6 walls, R30 insulation in the roof, R19 in the walls, and R21 in the floors.
Since it is a Clayton Cambridge, it is one of their top of the line models and built very well.

By going with 3/12 roof and only partial 1/2" sheetrock we were able to reduce the house down to the low 80's and stay with in our budget.

It is much better to give up a few luxury features..or a few square feet to get one of the best...

You are wise to have made the decisions that you have..

Norris used to offer a 48" king post option. If this is still available, it will increase the roof pitch without utilizing an articulated hinge, and is inexpensive. A 48" king post on a 12 foot roof gives you the 4/12 pitch. On the 28 wide, it is only slightly less.

I would suggest that you try to work out a way to keep T@T 1/2 drywall through out the whole house.The difference is night and day and theres so many more options of paint and trim(even if there done in the future)1/4 inch panel sheetrock with batons looks tacky because it is. It also is not as sound absorbing as 1/2 rock.

My wife and I were just talking about that very subject tonight, the drywall. We were trying to decide, go 3/8 vinyl through out the house, or go 1/2" through out the house.

Is 1/2" any improvement on heating and cooling?
