MF Home vs. "real home"

Is there ever an exception when a custom built manufactured home that has been permanently "land sited", not moveable, and permanent additions added to square footage, would be considered by the real estate and mortage companies as a "real house". Can this home be sold and not need to transfer the original title. In other words....can this home be considered "real estate" and not be "titled" as a MF home?

Usually a MH home sold new, placed on a permenant foundation on land that is deeded with the house is considered real estate.Now the catch is it will always be considered a HUD MF house.If you start making major structural changes(additions and the like))a morgatge company may consider the home no longer HUD approved and deny the loan.In most cases a MH that has been altered in this way will have problems with resale. A MF home will always be a MF home no matter how it is titled or deeded.

Lee, The best way to look at this suitation is to answer three simple questions: #1 Does the home sit on a metal frame? #2 Is this metal frame supported by block? (Concrete footers) #3 Does the home have a title? If you answered yes to these three questions..It will always be a manufactured home! Every manufactured home has a vehicle title because it can be transported and anything that rolls must have a title. This title will always be filed in the County Court house and will always have a NADA value. Of course the home is worth more if you ad additonal home improvements (deck, block foundation, porch, dormer, etc.). One other thing, a manufactured home is ALWAYS movable unless it's a modular and the metal framing is removed and the home actually sits on a permanent foundation.

Do you mean by "metal framing removed ".....the axel? The house is on concrete runners, the metal frame is still the foundation...additional rooms, porches, skirting, decks , breezeway, pool, and garage have all been added PROFESSIONALLY, and does not appear to be additions. This home is on owned land, and we would like it to be considered REAL property if at all possible.
We have this property listed in this MLS section (4th page of texas ads....home/6 acres). Would appreciate it if you could check it out.

Go to your counties tax office and look it up.If it says its a MF home then thats what it is.When you get it appraised and inspected in preperation for sale the appraiser will see that it is a altered MF home.Where it goes from there is up to the buyers morgtage companys requirements .
