Are there any lenders who will refi with 90% LTV for a decent rate?

Dennis,

If your loan is already a mortgage, then yes you can get a decent refi rate........depending on what you have now.

We are in Texas, but I don't know of anyone offering cash out on MH here.

The only way to get cash out that I know of is to take a second mortgage...then refi the balance of the 1st and 2nd up to 90%...
I had a customer do this with a relative and it worked fine..

.Sorry but the Fannie Mae and Freddie Mac rules changed and direct refis cannot cash out above 65%...Lender all go by these rules just in case they want to sell the loan...
