Manufactured VS. Site Built

I presently own a manufactured home in a residential gated community, not in a park. I am surrounded by site built homes all around. Can you tell me what specifics would prevent my home from selling at the same price as a site built home?

In the area I work in a MF home in one of its numerous gated communities would cause a small riot.On a serious note though when a home is appraised it is usally compared to other homes in its catagory and area..So if there is no MF home to compare it to you could have a problem getting it appraised fairly.Other then that the value would be relavent to the person intrested in it.,the condtion and general appearance of the home(like any other home)

Our appraisers are able to include one or two site built homes in appraisals of mfg homes. The location is the MOST important factor, with condition the next most important. We've seen mfg homes appraise quite well. Since we are licensed Realtors as well as mfg home dealers we are probably pretty unique.
