We are looking to purchase a new manufactured home. Because we can dicker over the price, much like purchasing a car, how do we determine a fair value on the home as opposed to the asking price?
Re: price guidelines
Manufactured homes are not autos...there is no "suggested manufacturers retail price" or window sticker...Prices can vary a lot from home to home...but so can the constuction...features...and size..In the auto business the dealer just sells the car...he does not offer an other function...In manufactured homes..the dealer is the most important part of the sale...he will put in a/c..set the home...add skirt..help with property imporvememts...help locate the lowest finance..the list is never ending...All of us would be very happy just to sell homes...but we must be involved in scores of other areas as well...when comparing prices...be sure to compare the total package..
The industry is very competitive and seldom will a dealer quote a home many thousands more than they can sell it...
The best approach would be to go to the book store here...buy on of the books listed about the whole process..they will detail construction and features...decide what you want in your home.....then find them in your area...If you are stuck on 1 model...shop it (be sure you are comparing EXACT features and dealer services) from dealer to dealer..but..remember the dealer has a large function in the sale...be sure they are good folks..Saving a few dollars with a bad dealer will be a nightmare you do not want...
