My BRIEF Scenio:
Four years ago I took a leave of absence from work to care for my mother-in-law. She lived- if you can call it living- for three years. My parents lived in Colorado and were not well either. For three years my mother-in-law was in and out of the Hospital and ER. The medical bills were horrible. In one year we lost three aunts, an uncle, a neice, a nephew, a sister-in-law, a brother-in-law, mother-in-law, mother, father and sister. We tried to sell our home for over 18 months but it had black mold in it and we could not find anyone to buy it. The creditors were coming after us for medical bills and funeral expenses. We were advised by an attorney to file Bankruptcy so we did. Our Bankruptcy was discharged 4/21/04. We would like to put a mobile home on some land we have found and pay it off so we will not have any debts when we retire. Is there any one out there that can help?????

It took a while for the problems to build up...and it will take a while for your ability to buy to return....
Most lenders will want 24 months from the discharge..and reestablished credit...FHA does count properly documented rent...electric..phone bills..on and on...Then there can be NO more negative credit...
In the mean time...soon you will be able to get free copies of your credit files from all 3 cb's...Most folks with Chapter 7's have lots of errors in the cb files...As soon as you can...get copies of your files from all three cb's..check out the entries and challenge and errors...Then about 2 months before your 24 months...do it again...
In the mean time..you will have to rent...Good Luck

RMURRAY did an excellent job describing your path to getting financing from lenders. One other option in the meantime if you have steady income is to find a 10-year old used mobile that the seller will finance for a very low down and low payments. This may not fit your situation perfectly, or at all, but there are sellers out there that will work with you, maybe even in this forum. What do you think? Good luck. Bill.
