Foundation for mobile home

I recently purchased a 4bd.2ba 2001 mobile home that is in excellent condition.
I paid 30,000 for the home which also included an acre of land. Do you think it is worth adding a brick foundation. Some people say that it would be considered a home and the value would double or triple-plus it would appreciate in value rather than depreciate. It also has been said the the insurance would be cheape and FHA or VA would approve the loan.
Also, do you think I could $50,000 after adding a brick foundation.What's your take on all of this..

Sounds like you got a pretty good deal..

Depends on what _exactly_, you mean by 'brick foundation'.
Install a _true_ brick foundation would require moving the home, building the foundation and resetting the home on it.

Brick skirting can be installed with the home in place.

As for changing the classification of the home, skirting wouldn't do anything, a permanent foundation might, depends on your area, but it will also be a mobile home and will be looked at as such for valuation. If the homes in your area increase in value, then yours likely will too, simply because there is only so much land to go around. It's not uncommon for cheap homes to be bought on expensive land just so they can demolish the home and put something else there.

My daughter is a Lady Eagle..or was...a swimmer..she is a senior now in Education...Wish I would have heard about this deal..would have bought for her in a flash second..

You found a deal indeed...The brick you might see on the homes in the Stateboro area is nothing more than skirting...looks nice..durable..nothing more...

The FHA would require quite a bit more to qualify...It would be tough to get an FHA loan if the home was not set to the standards originally...It is possible to retro fit...but would cost about $6000 in our area...

For tax and mortgage purposes you can declare your home as part of the real estate at the local court house...actually if this home had a previous mortgage (was it a forclosure sale)..it will already be that way...

Candidly...it seems that you have bought the home about $20K under market value...maybe more depending on the size..

Put on some nice skirting...plant a lot of plants and landscape the home well...maintain it as you live in it...sell it like any home in the future ...make 20 to 30K profit...live in it 2 years..this is tax free money..better then the lottery..
