Re: MH communities
As much as I hate to say this. Think twice about the owned by owners park.
In todays socity, you could [as a group] be held responsible for the person who trips over the curb sues and wins BIG.
There are some parks in which you own your land, but, the park it's self is owned/ managed by a company. Therefore road/utility maint is not your concern.
Altho the lot rental will normally increase on a regular basis in a leased park. Many of that type of park have a set [five or ten] year lease option. This allows you to know what your cost will be for a long period of time.
It is also true, that if you live in a leased park. The land [could] be sold out from under you. From what I have read there must be a reasonable notice given prior to that happening. I also believe that if you are talking about one of the larger parks that dot the sunshine state, that this would not happen.

Re: MH communities
If someone knows the answer, please let me know.
I leave in Courtly Manor MH park in Florida, the manager is a very rude person, she doesn't care about the people that leave there, just care about selling and re-selling the MH to make her proffits, when someone goes to her office for a complaint she just said If you don't like the way that i manage the Park, just sell the trailor on your own,,,,right......anyone that come to buy a trailor owner to owner she would reject, the bring a police report, everything that she will require it and she still said NO, because of course she is not making any money like that.
We did an addition in our mobile home in the back, we made a mistake by not going to the city and ask for a permit, she said that she will try to help, No thrue, she was the one who call the city and she think that we will rent that space to someone, which is not true, we just did that because the MH was getting to small for us, but she have someone else there that have a mobile Home and an efficiency have three people living there beside the owner, but the owner of the house if the one who fix her car, so she just let that pass.
She say that even if we paid for the lot which it goes up $10 every year, she can go and look around any time she feel like, that we don't own the lot, we just rent there, but i think if she wants to see around she should wait for us to be there because we paid monthly for that lot.
What do you think...?
Please help.
