financing for buyers

I have an acre of land in Norman, Oklahoma with a destroyed SW on it. A guy a mile away offered to sell me his SW mobile (60'x 28') with no guarentees for $1,000. It's in his front year as he had a house built and just moved from the SW to the house. It needs a little attention, but everything is there and seems to work. Year? He doesn't know.

I'm also waiting for a quote from his friend guy to move it before I commit to anything.

Here's my question: if I stick a SW on the acre, can my buyers get financed to buy it?

An old SW on an acre sold down the street for 37k six months earlier. I'd be happy to get 30k. Any comments on my situation?

Financing of "old" single wides is almost impossible...especially for the kind of figures you are mentioning..

You will be dependent on cash buyers..or those with great relationships with a local bank..

Thanks for the info. Should I buy a repo double-wide and have it set up on the lot?
