Please help! I live in North Carolina, I would like to know the difference between a modular home and a manufactured home.

There are two basic differences. A manufactured home is built on a non-removable frame and is driven to you on wheels. A modular has no frame is delivered on a flat bed and set up with a crane. The second is the code it is built to. A manufactured home is built to HUD code and a modular is built to the local code. Good luck!

The difference between the two, is the code to which they were built. If it is a HUD code home, it is a manufactured home. If it is built in a factory, to a code other than HUD, it is modular. The frame, or lack of, is only a characteristic, and has no bearing on the code compliance of a mod. They are built both on and off frame.
