Roofing

I have a 1969 Vindale mobile home that is 12X65 with a room slide out and a window slide out. It is located in Kentucky. It has a flat roof on it now the constantly leaks. I would like to put a new roof on it, possiblly a pitched roof that i could put insulation under to cut down on the cooling and heating costs. It is mainly used as a summer lake home on the weekends. I was thinking of putting truses up every 4 feet then placing felt paper down and covering that with a tin roof. Would that be to much weight on the walls? If so do you have any sugggestions of what kind of roof I should put on that would provide the best energy efficiency.

Several problems come to mind. First, what type of set up was done in 1969? Probably no footings below the frost line, maybe just single block piers, with no footings at all. This will have to be corrected before any type of roof over is considered. Next, even though Vindale was a top of the line home, it may not have sufficient top plate strength to hold a vaulted roof. Your best bet, may be to look into one of the marketed "roof over" systems. Most of those on the market involve placing 2" of polystyrene foam sheets over the old roof, and then installing a new metal roof. Sears marketed these for a long time, and they may still. In any event 4' centers would be a disaster. There are also some systems on the market that involve a full roof spray on system, or a system where a new vinyl rubber roof is rolled out in one piece. Older model slide out rooms often leak, as the sealer used to make the connection deteriorates over time. Putty tape is cheap, and needs to be replaced eventually.
