Manufactured Housing

I am a Realtor in the stste of Colorado. I have a Manufactured home for sale. This home is a single wide built in 1995. It does have a Manufactures HUD seal afixed to the rear exterior of the home. I have several questions:
1. How would I find out if the home is UBC built/aproved?

2. Where do I find conventional and or FHA Lenders/Investors for financing the sale?

The home would NOT be UBC approved..it is HUD approved..

Finance sources can be found in other areas of this web site...Single sections are a little harder to finance...but the FHA does allow single w/land to be financed..if they are set up to FHA standards...Good Luck

I am looking for a clear definition for manufactured housing as compared to modular housing.
Can you help ? What are the specifications as they relate to FNMA & Freddie Mac?

If a home is built to the HUD code, a federal preemptive code, it is a manufactured home. Period. If the home is built in a factory, but to a code other than HUD, it is a modular. This could be BOCA, CABO, UBC, or Southern Building. Every thing else is only a characteristic.
