My Wife and I are considering building/purchasing a new modular home in the Lower Bucks County, PA or Mercer County, NJ area. I know that Modular's are supposed to be built better with 30% more construction material. They are supposed to hold the temperature better. I'm not concerned about the stability of the home.

What I am concerned about is the hidden costs of modular construction. I've been told the physical house itself is approximately (depending on your builder) $65 per square foot. So, If I am looking at a 1400 sq ft house (with a full basement) that is about $90,000. If I buy land at about $40,000 my total is $130,000. What are the additional labor costs involved? Setting the basement and foundation? Crane Rental? Utility Hook-ups? I don't want to run into hidden costs that end up costing me and arm and a leg?

Bottom Line Question: Outside of the House and Property, what are the costs involved in setting up a modular home in Bucks County, PA or Mercer County, NJ?

Costs for a modular home would be
1. Land
2. Home
3. Site work
4. Appliances - Stove, Refrigerator, Dishwasher, Washer, Dryer, Garbage disposal if applicable
5. Any upgrades if you with to have them (not necessary)

Site work would be clearing, excavation, foundation, electrical and plumbing connections and/or well and septic system installation, heating system, basement stairs, exteriors stairs, porches and decks if applicable, interior and exterior finish work such as installing remaining siding which if you take the standard vinyl siding, this would come shipped loose with the home, paint and painting or wallpapering, installing floor insulation, installing trim and/or doors where mate walls meet if applicable, etc.
