basement and porches

We would like to buy a large doublewide home and put it on a full basement with a wrap around covered porch. When all is said and done we would most likely end up with about 30,000 in the basement, 75,000 in the home, and 25,000 in the porch.

We have almost 6 acres with 10,000 left to pay on it. We would move the little home off of the area while the big one is put in.

What I'm trying to find out is if all this would be worth it or would just be a huge money pit.

The bank loan officer just couldn't get past the mobile home part of it. We knew they wouldn't loan us the money, but we were just able to talk and get advice for an hour or so. Of course all the dealers we have talked to say it will appraise just as high as a regular house will. We rather doubt that.

We hope to talk to a local appraisor about it as soon as possible but no luck as yet. From what I gather they have to use appraisals from other MH's on basements but it seems not too many bankers or appraisors have heard of any.

Have you got any information that would be helpful or some advice?

I just returned from the Charlotte Manufactured Housing and Modular Show. They are showing a lot of this type of home in the Modular market this year. Cape Cods, with up to 12/12 pitch roof with wrap around porches. Either double or triple wides. Think about this type of home, with the wrap around porch already in place, and basment ready.
