Is there a ballpark standard depreciation of a MH home? I have a double wide 1996 Skyline....in a Park.

Actual resale value is VERY location dependent...The desirablility of the park, location of the park...the number of competing homes for sale in the park and the number of empty spaces in the park..all would come into play in any determination of value...
Some parks...notably in CA and nicer parks in FL..have large APPRECIATION in resales....Ratty parks in luosy areas have horrible resale value..
Invest in an appraisal of your home..go to the Yellow pages in this web site and see if there is one in your area listed..

I just want to say that with all the features and conveniencies of todays modern manufactured homes why would you want to live in a stick home? Stick homes are built OUTSIDE! Manufactured homes are built in a controlled environment by skilled laborers who are considered the best in their trade! How else could someone hang cupboard doors so crooked? Better yet with no attic access you wont need to look for troublesome water leaks. You can just wait for them to creep through the ceilings. I would advise everyone to purchase a copy of the NADA book (blue book) to appraise their trailers manually. Just remember all the equity you are building while you live in a trailer park! I have amassed hundreds of thousands of dollars in equity in my singlewide over the past 7 years!

I'm just starting to go through a divorce and I need to find out the value of my 1996 Cavco doublewide. 2 baths, 3 bedrooms, sits on 13 acres. The land has improvements but the house only has a woodburning stove added.

You need to hire a local appraiser to get a proper valuation for this type of property.
