Putting manufactured housing on land

I'm having a tough time selling my manufactured home, I feel that if I sell it in the park I would lose alot of money. I would lose alot of money because my house is for sell for $ 60,000, and someone could by a brandnew house for that price. I would have to take a huge loss in order to sell my house. So do you think it would benefit me to put my house on land and sell it that way. Do you think I can make a good profit by it being on land and being a manufactured home. Will a manufactured house on land gain value just like a stick built home.

It's the land that's gaining value; the house is depreciating. You will have an investment of several thousand dollars to move and place the house, and you will likely want to put it on a foundation. Not sure if you can make a good profit or not. You would have to compare that to what someone would pay for a new house on the same land.

Adding to Mac's comments; will the land be improved or unimproved? I just put a 32 x 56 on an 1 1/2 acre lot. the land was unimproved and to add a foundation, septic, driveway and elec cost around $15000.00. The lot cost $16500.00. So if your selling your home for $60000.00 you then need to add the cost of land and improvements.

I have a 1750 sq foot manufactured house on my own property with a foundation...I love my property and want to keep the property and build a bigger house on it. Am I able to sell just the house?
