We are thinking of buying a modular home that is 12 years old. It is a 1152sq ft. 2b/2b we want to know if you can put additions on a modular to make it a 3b/2b? Also can you add a garage on after the fact? It seems the dealers here do not seem interested. I would also like to know if you can trade in modulars to up grade. How do you find out what a modular is worth? Thank you

Christine

First question....is this a true modular..or a manufactured home...Usually a modular is part of the real property...A manufactured home will have a title..

All manufactured homes have a red HUD certification lable near the left end of the front side when facing the front door..If that lable is there..it is a manufactured home..

No matter which this is..additions and garages can be done..I would suggest a home improvement contractor...not a manufactured home dealer..They contract this to home improvement contractors..

As far a strading is concerned...This is almost impossible with a modular...and rare with a manufactured double section...The cost of moving and foundations are way too high just to throw away...as you would be if you traded..Good Luck
