no foundation mortgage

Is there a way to get a construction loan to install a foundation under a singlewide mobilehome, and wrap that into a refinance.

We currently have a single wide mobilehome on 2 1/2 acres of land in the Black Forest Colorado. We currently have an owner finance for 5 years, and we are supposed to refinance before 5 years is up. We have been here 2 years, so we have 3 years left.

The problem is, the mobilehome is not on a foundation, so no company will give us a loan. We owe $98,000, the total for the place was $142,000.

We would be willing to pay to install a foundation if we combine it with a refinance with construction. We cannot afford to buy another place right now.

Any help would be greatly appreciated.
