Re: septics
Great...helps keep the cost down...sounds like you did right when you first got it..
Re: septics
yeppers mr. murray the whole farm plan has been in the works for over 6 years...
it took 4 years just to find the right place to move here.
I would suggest to anyone buying land that when they install a well or septic...
go large! If you are planning on resale of the property at some point in time...
dont limit yourself for the future use of that property...
even with a stick built home you may someday want to add an addition or a buyer may want to.....and nothing worse than being told no ....your septic will not qualify by the inspectors...of course here septic size goes by bedroom...not sure how it works everywhere.
make sure you got one heck of a good pump and a quality well too.

Re: septics
How can we determine the size of the septic system. I am going to replace my 1976 3br DW with a newer and larger one and am trying to get everything done including getting the old one off the land before I order a new home. I have no clue how big the current septic system is and I guess thats one of the things I forgot about.
Re: septics
I bet he will hook it up for free.....wink wink! wondering if the nice fella we are most likely gonna be ordering from in a week can be sure the well is rehooked too...
and boy oh boy we already have an open house getting planned ....
expected guests including the local reporter....so far 80+ volunteers and supporters....everyone is rallying for us to get a new abode...(I think they are tired of seeing this old thing out here and want a better place to sip sodas and eat snacks)
seeing how our personal life is put in the public eye so much we had to really really work hard to find the best for the least....I think we did it!! we have to be extremely accountable for even our personal expenditures..
Now what the heck am I going to cook for about 100 people? LOL!

Re: septics
To find the size of your current septic ......it should still be on file with DHEC....
I learned a lot about septics...reason relatives bought a 6 bedroom stick built on a lake....I was putting in fence posts for them... I noticed that the ground was unusually wet in one area....the builders/previous owners had the house draining grey water off on the land..(grey water means from sinks/ showers/ washer not toilet)
the reason they did this is they built on a site with a 2bd trailer on it ....they could not get a permit for a new septic..(located on lake with rock soil problems)
so they rigged it this way....we are talking about a $650,000 home on a 2 bd septic...needless to say...it was in court...builders lost....
a few trips to the main DHEC office and all the background was revealed...
the story was so important it was covered in the STATE paper to warn other buyers of lake front property.
if you are buying a home on a lot ask for copies of well and septic permits and
inspections....and many times your well will be under warranty...the pump itself also....most sellers forget to pass this on or do not even ask the installer or MFG for these....
dont forget you are able to get your water tested for free...and have an inspector on site while drilling at least in SC.
we have livestock here so no way could we have a shabby well....went all out to ensure we got the best.
and we have a ton of volunteers using the water closet....so needed a big ole septic.LOL!

Re: septics
If your tank is as old as the house..it most likely will need updating...Go to your health department and talk to them....they will tell you to dig up 3 corners of the tank...from this they can figure the size..they might come and check the size and condition of the drain field as well...of course the new home will have to meet the lastest septic standards...which are much tougher than they were then...
For Nicoles sake...water hook ups are always free..

Re: septics
Thanks for the information. I called the county health department who put me to the appraisers office who put me to the registrar of deeds to find out how big my system was and they didn't know so I asked what the new requirements were. I got this long quiet and she would ask. When she came back and said "oh thats in the county and no one knows". I asked her about building codes and got "thats in the county and there are none so whatever you have is fine". Never had a problem with it so I guess fine is OK. We get our water from a rural coop so well water is not a problem. Now if I can get Bob to hook it up free I will be all set. I'll give you good directions how to get there and provide lunch.
Nichole you should just ask everyone to BYO.
