I have a mobile home in California that I was told sits on a permanent foundation, i'm selling it and was asked for an engeneering report for the foundation, they told me that it's not on a H.U.D. approved foundation. What is the difference? where can i find more info on this?

The engineer means you are not on a FHA approved foundation...Every engineer finds different things in the rules.....You might ask him what is lacking..or call another one to find out their oppinion..

FHA requirements are far more specific than other lenders...The home is probably on a permenent HUD approved foundation as far as the HUD cdode is concerned and most lenders..

FHA foundation requires....footers under the piers under the frostline..,...perimeter foundation,,,block, brick or wood underpinning with proper vents..all running gear and hitch must be removed (some engineers require them to be off the property) and anchors should be concreted into the ground...

In addition..there are earth quake requirements that come into play in some ares...Not mine.,.so I am not familier with the specifics..

It might be possible to retro fit your home...or hope for a buyer that can use a conventional lender..
