Block foundation

Post by Bob » Sat May 31, 2003 5:44 pm

I would like to install a concrete block and mortor foundation ( or skirting).
It is my understanding that this does not support the weight of the home.
My question is: does the footer have to meet code, I know it should be below the frost line but does it need rebar or the 8" of concrete as required for a load bearing footer.
Thanks,
Bob

You should check with your local building inspector...In some areas in the South these walls have no foundation at all...Except if required by the lender..

If you put a foundation in you might want to insert the anchors into the concrete..If you do you will be able to resell the home on FHA...They would require the foundation under the block wall..

In Georgia the block doesn't even hold up the home, it is against it. (mainly for decorative purpose) We were conned into doing this. It looks much better, but we were told it would now be considered a modular home and affect resale as well as taxes, ect. NOT TRUE! We spent a few thousand dollars on this when we purchased through manufacturer, I advise to have contractors do this at a much cheeper price!
