Foundation/Skirting

Post by Stacie » Thu Apr 10, 2003 3:11 pm

I have a question about the options you have when it comes to the foundation of a manufactured home.
I recently purchased a Fleetwood model manufactured home that was already set up on a piece of property. It sits on what is considered a permanant foundation. I am extremely unhappy with the appearance of this foundation. To be honest, it looks like what they did was wrap chicken wire around the base of the house and then cover it with cement. It did pass FHA inspection, so I am not so much concerned with the funtional aspect of the foundation, as the "eye appeal" of it.
My question is this, can this foundation be covered with something so that it is more attractive? I have found several websites that carry types of skirting that looks like concrete, or mountain stone or brick. What I have not been able to find is the detail on how it is installed.
I live in Chattanooga, TN so if anyone knows of a reputable contractor/company that I might contact about this I would greatly appreciate it.
Thanks in advance!

You have the traditional type of stucco....I did not know the FHA would pass this without the concrete blocks behind it...But..the FHA inspector is the one who determines this..

Your stucco can be painted...You probably could get a local stucco specialist to come and "cut" a brick look onto the stucco..
He adds an additional layer of stucco colored to your choice of brick look..then "cuts" or draws the brick design..where the original stucco looks like the mortar of the bricks...This looks very good...

Of course..you could take it all down and put up any skirting you desire...including real brick, block or any of those you mentioned..

We are looking for stone skirting for our new modular home. We live between Erie and Pittsburgh. We need to find someone who has the skirting and will install it. Do you have any ideas? Please let us know if you know of someone in or near our area. Thank you,
Mrs. Frank

Stoneskirting is a brand name. The most substantial skirting system around is System-1 skirting by Hoffman Concrete. System-1 is what skirting should be- 100% solid concrete. System-1 is not an imitation or a look alike – it is the original concrete skirting system that resists the elements from the summer heat of Texas to the harsh winters of Minnesota. System-1 is built to last and is designed to stay put for years of dependable service.

My wife and I are purchasing a 30x50 manufactured home and have a question about the foundation. We do not want to put a whole slab underneathe the house, but have been told that we need to have concrete pads placed under the house for better support. The company that will set the house said that it would cost and extra $1500.00 for them to place the concrete pads. The salesman then told us that he and his crew didn't recommend the concrete pads and that it would be a waste of money. He said that the house would set fine on the blocks or bracing that the company uses when the house is set. We are trying to keep the house from shifting over the coming years. Do you have a suggestion or can you tell be what the standards are??

The standards depend on the local set up code which should be based on local soil conditions. Phone the local building department and ask them if the pads are required or recommended or just not necessary. If that doesn't answer your question grab the yellow pages and phone three or four mobile home set up contractors. Ask each for an estimate of what they would charge to install your home and once they offer a price if that includes the pads. Ask each what they think about using the pads. You should get some interesting information
It is important to take control of YOUR purchase and install process. Be an educated consumer. Ask as many questions as you can where ever you can and don't quit 'till your sure you have the right answers. When you have the time read as much as you can about selecting and installing a manufactured home. Your internet connection enables you to download most of the information you should know at a much lower cost in both time and money then it would take to gatherer the information in print.
Take a look at these three possibilities and select the one that fits your personal situation the best.
