i am looking to buy one. the following things nedd fixing:deck has termites,the house needs to be strapped/bolted down,the furnace and the room it's in needs to be replaced,the laundry room's floor needs to be redone, there is a water leak somewhere underneath the laundryroom.please advise

Sounds like you're buying someone's problem.
