After reading the post by Bill a day or so ago about T&T walls... I am wondering. I have just ordered a new Homes of Merit Bay Manor and have ordered a full tape and texture throughout the entire home. The home will have 1/2' sheet rock throughout and the tape & texture work is being done on site. HOM requires an 8' perimeter blocking accoring to the spec sheet I have.

Am I wasting my hard earned cash with a full tape & texture or ? The dealer who has been extremely good and VERY honest to date, assures me that there will not be any problems. They have done this for a long time and not had any issues and they will warranty it up to a year above and beyond the 30 days noted in spec sheet.

Thought and input are greatly appreciate!

I have been living in my Silvercrest for almost one year and it came with T&T walls.When delivered it did have a lot of cracks from the move but you would never know it now. They did a great job making the repairs and the interior of my home appears more "stick built" and, from what I have heard, my T&T walls give me more decorating options.

If the foundation is well done..and the home is perimeter blocked (HOM will not finish the home if it is not)...problems should be no more then any stick home in your area...

North Florida has a lot of sandy based soil...be sure that you get adequate footings to keep the home from settling...

I would doubt the 1 year warranty claim though...HOM will only cover the sheetrock 30 days...

Your house is going to "settle", if you pit set it, pier set it,
however you set it. From my experience once it's set
it's going to crack all over. When the marriage line was
finished, we had our first set of drywallers come through
and fix the cracks, shadows, bowed wallstuds, etc.

We waited exactly 1 year for the final drywall guys
to finish the house, this is when the settling will
happen. There's nothing you can do about it, it
will crack all over again, lot's of hairline etc. It
took the drywallers 5 days to quickcrete, tape,
and gun the house.

The olny tape you have in a MH is the seams,
the corners, ceiling, are all caulked, not taped.

We painted the house 7 different colors, our
company included repainting after the work was
done.

If the company doesn't come back and do the drywall
after 1 year, i'd look elsewhere. This whole house in 2x6
on 16's,1/2 drywall, extra roof load, pier set with a
stemwall perimeter. The drywall joints are all glued,
with metal and screws.

Go with the drywall, get rounded corners. If you can
get something else besides knockdown, it's a real
pain to patch and is now out as far as style goes.

Pier set on what?Whats under the piers?
Also every one I've seen is taped just like a stick built,sometimes better as they use metal on the inside corners.The caulk is just put on the outside of he tape before paint.
Sounds more like your problems were from a bad set or inadaquate footers under your piers.
